Dynamic Equilibrium between Development and Preservation		 202A
[Jeju Special Self-Governing Province 제주특별자치도]<BR><BR>The general direction of the regeneration of the old city center has been focused on the low density, culture-oriented and the residence-renewal. The ‘low density’ means to keep the population below the current size by employing the low-rise buildings. The ‘culture-oriented’ means to rule out the commercial and/or industrial development by setting up the culture zone which is full of the cultural facilities. The ‘residence-renewal’ aims at improving the residential performance by way of remodeling the residential buildings without the expansion of the residential area. These directions appear persuasive but there is no reason to set aside all the others considerations. On the other hand, we will address an alternative way of regenerating the old city which is focused on the high density, industry-oriented and mixed-use development.<BR><BR>현재 일반적인 도시재생은 저밀도, 문화중심, 주거지 재생에 초점을 맞추고 있다. 저밀도는 기존의 인구밀도를 증가시키지 않는다는 것을 의미하고, 이를 위해 대체로 저층 개발을 선택한다. 문화중심이란 상업적 혹은 산업적 개발을 의도적으로 배제한다는 것을 의미하며 이를 위해 문화구역을 설치하는 것이 일반적이다. 주거지 재생이란 주거 면적의 확대 없이 주거의 성능을 제고하는 것을 목표로 하며 이를 위해서는 리모델링이 주로 선택된다. 이런 방식이 현행 도심 재생의 주된 방향을 이루고 있기는 하지만 다른 대안 가능성이 전혀 없는 것은 아니다. 이 세션에서는 저밀도, 문화중심, 주거지 재생과 같은 방식으로 추진되고 있는 현재의 일반적인 원도심 재생 방법과 달리 고밀도, 산업중심, 복합주거 재생을 중심으로 하는 새로운 원도심 재생 방법을 제안한다.
